These agencies have a very comprehensive foreclosure workbook available on their sites that explains the foreclosure process in detail for the homeowner and what options are available to them.
Investors, we know you want to make some money, but by providing this resource to the homeowner you may be able to help them avoid foreclosure and can certainly help them work through the process. Additionally, by following established state and county guidelines you reduce your chances of being accused of predatory practices. By building a positive relationship with the homeowners you will set yourself apart from the crowd and are more likely to get the call when the realize that they have to sell.
